WHO BUILT THIS SYSTEMÂ
My name is Don Leske.
I built the #1 real estate team in Washington State. We were ranked #26 nationwide by The Wall Street Journal and REALTrends. I closed over $100M annually for years — taking brand-new agents and turning them into top producers.
From the outside, it looked like we'd made it.
Then 2008 happened. I lost everything.
When I rebuilt, I looked at the numbers honestly. A hundred million in home sales sounds impressive — until you subtract splits, overhead, marketing, staff, and churn. I was working harder than ever and keeping far less than I should have.
That's when I shifted to land.
The leads were already in my business. The costs were almost nothing. I didn't change my marketing — I changed what I understood. My first real land deal netted me more than a dozen residential closings with a fraction of the work.
Once I made that shift, everything changed. Builders started calling. Engineers referred clients. Other brokers sent me their land listings because they didn't know what to do with them. I stopped chasing deals. Deals came to me.
Land allowed me to recover everything 2008 took — and then some. I paid off rentals, built cash reserves, acquired land holdings for future development, and retired early.
Not because I got lucky. Because I understood land before I bought it.
