Don Leske — A Brief History
30 Years | Nearly $1 Billion in Land Transactions | #26 Real Estate Team in America
Don Leske built one of the most successful real estate sales operations in American history — and he nearly lost it all on his first land deal.
Early in his career, Don purchased a property he was certain he could build on. He couldn’t. Wetlands, setbacks, and code he didn’t know to look for turned a “great deal” into a $200,000 loss. That loss became the foundation for everything that followed.
AboutDon Leske
I spent 30 years learning what to look for. I’m going to teach you in a fraction of the time.
I didn’t come up through the industry with connections or a family real estate business. I grew-up poor and on public assistance, using food stamps to buy groceries and eating lunch at school on government assistance. I came up through land — raw, complicated, expensive land — and I made every mistake you can make before I figured out how to stop making them. The $200,000 I lost on my first development deal wasn’t tuition. It was a reckoning.
After that, I got serious. I learned through the school of hard knocks. Started reading books, talking with developers, attending public hearings, sitting in on planning meetings and attended engineering meetings for my clients land projects. I built systems. I studied feasibility the way other brokers studied open-house scripts. I learned how developers actually think — what they want, what they pay for, what kills a deal before it gets off the napkin. And I trained my team, which became the #1 ranked team in Washington State (year-after-year) and one of the top 50 in the country.
I’ve sold thousands of homes. Walked thousands of parcels. Sat across the table from builders, attorneys, engineers, and planners on deals most brokers would have walked right past. And the one thing I keep coming back to is this: the industry doesn’t teach this. Not in pre-license. Not in continuing ed. Not anywhere.
So I’m teaching it.
Today I live and work on 200 acres in the Pacific Northwest, where I still explore development opportunities firsthand — subdivision, agriculture, and the occasional wild idea. But my real work now is the Academy.
If I can save one broker from writing the offer I wrote years ago, I’ve done my job. If I can train a generation of brokers to see land the way developers do, I’ll have done something bigger than a career.
The Perpetual Income Machine
Our systems are designed to create a pipeline that folds into itself. One land transaction doesn’t just close — it feeds the next deal, and the next.
For the individual broker
Land deals lead to new-construction listings, which lead to finished-home resales, which lead to the next open house, to more signs, sign calls, referrals — and the next land deal.
For the firm
Land specialization generates inventory, leads, open houses, and call signs that feed newer agents and experienced house brokers alike. Offices stop competing on commission — they start controlling their market.
For the career
Every deal compounds your expertise, your relationships, and your authority in the niche.
About the author
Meet Don Leske
30 Years. Nearly $1B in Deals. Thousands of Lots Evaluated.
Don Leske built the #1 real estate sales team in Washington State (2006–2008), ranked #26 nationally in 2007 and #44 in 2008 by RealTrends, and published in The Wall Street Journal, RealEstateJournal.com, and LORE Magazine. His team consistently closed over $100 million annually with thousands of land and home transactions completed using his proprietary training systems.
Over nearly $1 billion in combined land deals, real estate transactions, home builds, developments, and consulting, Don mastered turning raw land into wealth — and survived the expensive mistakes that destroyed others’ careers.
After losing $200,000 on unbuildable land early in his career, he built the system in this guide so it never happened to him again — or to any client who trusted him.
Now retired from active brokerage, Don shares his land knowledge through books, courses, and Land Specialist Academy. His mission: eliminate guesswork, reveal hidden risks, and empower brokers, builders, and landowners to evaluate land with confidence.
No BS. Just the truth and the steps.
