Don Leske built one of the most successful real estate sales operations in American history — and he nearly lost it all on his first land deal.

Early in his career, Don purchased a property he was certain he could build on. He couldn’t. Wetlands, setbacks, and code he didn’t know to look for turned a “great deal” into a $200,000 loss. That loss became the foundation for everything that followed.

Over the next three decades, Don built The Leske Team into the #1 real estate sales team in Washington State, ranked #26 nationally in 2007 and #44 in 2008 by RealTrends and featured in The Wall Street Journal’s LORE Magazine. His team consistently closed more than $100 million in annual gross sales, completing thousands of home and land transactions. His agents earned millions in commissions using his proprietary training systems — frameworks that taught them how to think about land the way developers do.

I didn’t come up through the industry with connections or a family real estate business. I grew-up poor and on public assistance, using food stamps to buy groceries and eating lunch at school on government assistance. I came up through land — raw, complicated, expensive land — and I made every mistake you can make before I figured out how to stop making them. The $200,000 I lost on my first development deal wasn’t tuition. It was a reckoning.

After that, I got serious. I learned through the school of hard knocks. Started reading books, talking with developers, attending public hearings, sitting in on planning meetings and attended engineering meetings for my clients land projects. I built systems. I studied feasibility the way other brokers studied open-house scripts. I learned how developers actually think — what they want, what they pay for, what kills a deal before it gets off the napkin. And I trained my team, which became the #1 ranked team in Washington State (year-after-year) and one of the top 50 in the country.

I’ve sold thousands of homes. Walked thousands of parcels. Sat across the table from builders, attorneys, engineers, and planners on deals most brokers would have walked right past. And the one thing I keep coming back to is this: the industry doesn’t teach this. Not in pre-license. Not in continuing ed. Not anywhere.

So I’m teaching it.

Today I live and work on 200 acres in the Pacific Northwest, where I still explore development opportunities firsthand — subdivision, agriculture, and the occasional wild idea. But my real work now is the Academy.

If I can save one broker from writing the offer I wrote years ago, I’ve done my job. If I can train a generation of brokers to see land the way developers do, I’ll have done something bigger than a career.

That’s the plan.

Without training on real skills people pay for. Most brokers are taught to run a CMA and call it valuation. Zillow can do that, sometimes better and faster than brokers can. A CMA is only half the picture. “Highest and best use.” Pre-license talks about it. Nobody is teaching it. And that gap is costing brokers their careers, costing clients their savings, and costing the entire industry its credibility. AI can now do what residential brokers do. Wait for it…it’s not just coming…it’s already here.

The result is a profession where brokers often know less about the land than the clients who hire them to advise on it.

We think that’s unacceptable. It hinders the firms financial growth, and dampens individual brokers careers. It also damages clients, erodes trust, and leaves the entire industry vulnerable to the exact AI automation that’s now accelerating at its door. Simple tasks, with low skill will continue to be replaced by advancing AI. It’s not a matter of if, but when.
